Kenya, 6 August 2026 - Kenya's housing sector is taking another step into the digital age after NCBA Group unveiled an artificial intelligence-powered property platform designed to simplify the often complicated process of buying, building, financing and furnishing homes.
The platform, known as PropertyDuka, brings together property listings, mortgage financing, construction loans, insurance products, interior design services and legal support under a single digital ecosystem. NCBA describes the initiative as East Africa's first artificial intelligence-driven property marketplace.
The move reflects the growing influence of technology in Kenya's real estate industry, where developers, financial institutions and technology companies are increasingly relying on artificial intelligence to improve efficiency and make property ownership more accessible.
Traditionally, prospective homeowners have had to deal with multiple service providers before completing a property transaction.
Potential buyers often spend months identifying suitable properties, securing financing, obtaining legal documentation, hiring contractors and purchasing building materials.
NCBA hopes to eliminate much of this complexity through a centralised digital platform that guides users through the entire process.
The platform incorporates an artificial intelligence assistant known as PropwizAI, which analyses customer preferences, assesses affordability levels and provides personalised recommendations based on financial circumstances and market trends.
Users can also access mortgage products, construction financing, insurance services and a network of verified property professionals through the same platform.
The launch comes at a time when Kenya continues to face a significant housing deficit.
Despite the country's rapidly expanding urban population, mortgage uptake remains relatively low, with estimates showing that only about 30,000 active mortgage accounts exist nationwide. At the same time, nearly four out of every five urban residents continue to rely on rental accommodation.
Rising land prices, high construction costs, expensive financing and lengthy approval procedures have all contributed to the problem.

By combining technology and financing services, NCBA hopes to make the homeownership journey more transparent, efficient and affordable.
PropertyDuka is the latest addition to NCBA's growing portfolio of digital marketplaces, which already includes platforms such as CarDuka and AuctionsDuka. According to the bank, the broader ecosystem has attracted nearly seven million users and facilitated transactions worth approximately KSh4 billion since its introduction.
The initiative also signals a broader transformation within the banking industry as financial institutions increasingly seek to embed their services within customers' everyday activities rather than relying solely on conventional banking models.
The development reflects the growing popularity of "proptech", a term used to describe the application of technology within the real estate sector.
Artificial intelligence, satellite mapping, virtual property tours, predictive analytics and blockchain technology are gradually reshaping how properties are bought, sold and managed across the world.
Analysts believe Kenya is well positioned to benefit from these changes because of its relatively advanced digital infrastructure and strong mobile banking ecosystem.
Whether PropertyDuka succeeds in transforming the market remains to be seen, but the platform clearly signals that the future of real estate in Kenya will increasingly be shaped by technology rather than traditional brick-and-mortar processes.
